Trying another crossword and on the last couple of clues

Clue Country estate encompasses a town 3 letters

as long as the other clues are correct if not then I will go back to the drawing board

I think it's Rye, a town. It's in the clue - count RY E state.

Thanks for that and it makes sense and I will look at the one finishing with E and not S!!
